It is a good address for people who:<\/p><ul><li>are looking for <strong>a peaceful second home<\/strong> by the sea, away from the international crowds,<\/li><li>come with <strong>family<\/strong> and value wide beaches, intimate towns and a safe neighbourhood,<\/li><li>want to live among <strong>an authentic local community<\/strong> and do not mind that English is not the everyday language here,<\/li><li>combine the sea with <strong>nature<\/strong> \u2013 the Serra d\u2019Irta and Desert de les Palmes nature parks, the Maestrazgo mountains and trips to Morella,<\/li><li>have <strong>a reasonable budget<\/strong> compared with the Costa Blanca, Catalonia or the Balearic Islands,<\/li><li>plan <strong>long stays out of season<\/strong> \u2013 the weather here is very pleasant in spring and autumn.<\/li><\/ul><p>It is less suited to those looking for a large international community, a lively nightlife or a very wide choice of flights.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-939a266 fs-art elementor-widget elementor-widget-text-editor\" data-id=\"939a266\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2>The character of the region and lifestyle<\/h2><p>The Costa Azahar covers the coast of the province of Castell\u00f3n, from Vinar\u00f2s in the north to around Almenara in the south. The name comes from the orange blossom (azahar): inland stretch citrus groves and mountains, while on the coast wide beaches alternate with cliffs and small coves.<\/p><p>The region has several faces. The north, with Vinar\u00f2s and Benicarl\u00f3, has genuine port towns with fish markets and a food industry. Pe\u00f1\u00edscola, a walled old town on a rocky headland with the castle of Pope Benedict XIII (Papa Luna), is the region\u2019s showpiece. Alcossebre and Torrenostra border the wild coast of the Serra d\u2019Irta park, where there is no development for more than ten kilometres. Benic\u00e0ssim is known for the elegant late 19th- and early 20th-century villas along its promenade, and Oropesa del Mar for its small coves and watchtower. South of Castell\u00f3n the coast becomes flat and agricultural, with towns such as Burriana and Moncofa.<\/p><p>The lifestyle is calm and family-oriented. In summer the towns come alive with fiestas, concerts and the FIB music festival in Benic\u00e0ssim, while for the rest of the year ordinary local life carries on. Castell\u00f3n de la Plana, the provincial capital, provides hospitals, a university and full infrastructure. Both Spanish and Valencian are spoken in the region.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-6a422ea fs-art elementor-widget elementor-widget-text-editor\" data-id=\"6a422ea\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2>Climate and weather<\/h2><p>According to AEMET normals (1981\u20132010) for the Castell\u00f3n \u2013 Almassora station, the average January temperature is around 10.6\u00b0C (average maximum around 15.3\u00b0C) and the average August temperature around 25.6\u00b0C (average maximum around 30.3\u00b0C). Annual sunshine is around 2,755 hours and annual rainfall around 467 mm, peaking in autumn.<\/p><p>Winters are mild and sunny, although evenings can be cool and damp, so heating (such as a heat pump) is necessary, especially in apartments built with only the summer in mind. Summers are warm but usually without the extreme heat of the south. Spring and autumn are the best times for long stays.<\/p><p>In autumn there can be intense downpours (known as DANA), typical of the Mediterranean coast, and it is worth taking them into account when choosing a location. Inland, in the Maestrazgo mountains, winters are genuinely cold. The best-known town in the region: popular in summer, yet still intimate. Apartments with views of the castle and the sea are its greatest asset; on the hills behind the town there are estates of houses with gardens. Out of season life is quiet, while in neighbouring Benicarl\u00f3 everything is open all year round.<\/p><h3>Benic\u00e0ssim<\/h3><p>An elegant resort with historic villas, a wide beach and the Desert de les Palmes park in the background. A few minutes from Castell\u00f3n, with good infrastructure, it also works well for year-round living. The historic villas rarely come onto the market; you are more likely to find apartments from the 1970s\u20132000s.<\/p><h3>Alcossebre (Alcal\u00e0 de Xivert)<\/h3><p>A quiet town with coves and beaches on the edge of the Serra d\u2019Irta park. For those seeking nature, peace and houses with sea views. The community is mixed: alongside Spaniards, quite a few people from northern Europe live here.<\/p><h3>Oropesa del Mar<\/h3><p>A small town with a watchtower, coves and a large number of holiday apartments, including in the extensive Marina d\u2019Or complex. Family-friendly and affordable, but very seasonal: in winter some developments are almost empty.<\/p><h3>Vinar\u00f2s and Benicarl\u00f3<\/h3><p>Genuine, year-round port towns with markets, restaurants, schools and beaches. A good alternative to the resorts if you want to live among the local community and have everything on your doorstep 12 months a year.<\/p><h3>Castell\u00f3n \u2013 El Grau<\/h3><p>The port district of the provincial capital, with beaches, a marina and urban infrastructure. An option for those who want to live by the sea but in a city, with the university, hospital and railway station a few minutes away.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d565c0f fs-art elementor-widget elementor-widget-text-editor\" data-id=\"d565c0f\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2>Why buy property here?<\/h2><ul><li><strong>Transport links.<\/strong> The region is served by Castell\u00f3n Airport (with a small number of routes) and by Valencia Airport, which has a wide network of flights, including to Poland. The coast is served by the AP-7 motorway and a railway line, and trains run from Castell\u00f3n to Valencia, Barcelona and Madrid.<\/li><li><strong>Peace and quiet.<\/strong> Fewer crowds and a more local character than on the Costa Blanca or in Catalonia.<\/li><li><strong>Nature.<\/strong> Nature parks, mountains and orange groves right by the sea, and inland, medieval Morella and the Maestrazgo.<\/li><li><strong>Year-round towns.<\/strong> Castell\u00f3n, Vinar\u00f2s and Benicarl\u00f3 provide services and healthcare all year round.<\/li><li><strong>Budget.<\/strong> Usually a more accessible price level than in the most popular coastal regions.<\/li><\/ul><p><strong>Limitations worth knowing about:<\/strong><\/p><ul><li>a small international community and fewer services in English,<\/li><li>a limited choice of flights from Castell\u00f3n Airport; in practice most people fly via Valencia,<\/li><li>strong seasonality in the holiday developments,<\/li><li>the flat, agricultural coast in the south of the province is less picturesque than the north.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ebfd3da fs-art elementor-widget elementor-widget-text-editor\" data-id=\"ebfd3da\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2>A home for yourself or an investment?<\/h2><p><strong>Year-round living<\/strong> is best planned in Castell\u00f3n, Benic\u00e0ssim, Vinar\u00f2s or Benicarl\u00f3, where you will find schools, health centres, shops and transport. Pe\u00f1\u00edscola and Alcossebre are also lively in winter, but at a slower, very calm pace.<\/p><p><strong>A second home<\/strong> is the natural role of this coast: an apartment with a sea view in Pe\u00f1\u00edscola, a house in Alcossebre or a flat in Oropesa to come to for the summer, holidays and long weekends. The mild spring and autumn are ideal for off-season stays.<\/p><p><strong>As an investment<\/strong> the region is seasonal, with demand concentrated in summer, mainly among domestic tourists. Since August 2024 the Valencian Community has had stricter rules on tourist accommodation (Decreto-ley 9\/2024), and municipalities can introduce their own restrictions. In communal buildings, since April 2025 a new holiday let requires the consent of three-fifths of the owners (Ley Org\u00e1nica 1\/2025). Traditional architecture includes whitewashed fishermen\u2019s houses, stone masies among the citrus groves and the elegant late 19th- and early 20th-century villas of Benic\u00e0ssim, with turrets, verandas and gardens full of palm trees.<\/p><p>Ceramics look beautiful in interiors \u2013 hand-painted tiles as an accent in the kitchen or bathroom \u2013 combined with light walls, wood and greenery. Orange and terracotta accents echo the region\u2019s groves.
