The northern part is formed by the Mar Menor, a vast saltwater lagoon separated from the sea by La Manga, a narrow strip of land. The water here is shallow and warmer than the sea, and wooden piers (balnearios) line the shores, which families use like private beaches.<\/p><p>South of the lagoon lies Cabo de Palos, with its lighthouse and marine reserve, the wild coves of the Calblanque Regional Park and, further on, Cartagena \u2013 a port city with a Roman theatre, Modernista fa\u00e7ades and a naval base. Further still stretches a quieter, more mountainous part of the coast: Mazarr\u00f3n and \u00c1guilas, with coves, cliffs and small beaches.<\/p><p>Life moves at a slow, Spanish pace: tapas, markets, Sunday lunches by the sea and, in summer, late-night fiestas in the towns around the lagoon. Annual sunshine totals around 2,621 hours, with around 313 mm of rainfall.<\/p><p>Winters are mild and sunny \u2013 ideal for long stays from November to March \u2013 although evenings can feel chilly in unheated houses. Summers are hot and humid, with a sea breeze; in summer the lagoon warms up noticeably more than the open sea.<\/p><p>Rainfall is scarce, but autumn can bring violent downpours (DANA). In September 2019 these caused serious flooding in towns around the Mar Menor, including Los Alc\u00e1zares. When choosing a particular street, it is worth checking the flood risk.<\/p><h3>San Pedro del Pinatar<\/h3><p>A small town beside the Salinas de San Pedro regional park \u2013 with salt pans, flamingos and mud baths. Quiet and local, with beaches both on the lagoon and on the open sea.<\/p><h3>La Manga del Mar Menor<\/h3><p>A narrow strip of land between the lagoon and the sea, with apartments overlooking both waters. Busy in summer and very quiet in winter, when some services close. Buildings are tall and densely packed, and access is via a single main road.<\/p><h3>Cabo de Palos<\/h3><p>A former fishing village with a lighthouse, harbour and restaurants, on the threshold of the Islas Hormigas marine reserve. Intimate and atmospheric, with a small selection of houses and apartments.<\/p><h3>Cartagena<\/h3><p>A year-round city with history, a port, a university and full infrastructure. For those who want to live in a real seaside city, in a period building or a newer apartment in the centre.<\/p><h3>Mazarr\u00f3n and Puerto de Mazarr\u00f3n<\/h3><p>A fishing port, cliffs and quiet beaches. An affordable alternative to the better-known resorts, with a wide choice of apartments and houses on developments.<\/p><h3>\u00c1guilas<\/h3><p>A small town with a castle, two bays and dozens of small beaches. Authentic and quiet, with open-sea swimming, and increasingly chosen for a second home.<\/p><h3>Golf resorts (including La Manga Club)<\/h3><p>Gated developments with golf courses, pools and services \u2013 popular with buyers from northern Europe. The AP-7 and RM-19 motorways run along the coast, and Murcia has rail connections to Madrid.<\/li><li><strong>Climate.<\/strong> Plenty of sunshine, mild winters and a warm lagoon.<\/li><li><strong>Budget.<\/strong> Usually more affordable than the Costa Blanca or the Costa del Sol \u2013 for similar money, a house with a garden is easier to find.<\/li><li><strong>Peace and quiet.<\/strong> Fewer crowds and a more local way of life.<\/li><li><strong>Two seas.<\/strong> A calm lagoon for children and the open sea with the coves of Calblanque, Cabo de Palos and \u00c1guilas.<\/li><\/ul><p><strong>Limitations worth knowing about:<\/strong><\/p><ul><li>the ecological condition of the Mar Menor \u2013 the lagoon has gone through serious crises in recent years,<\/li><li>the flood risk in some towns around the lagoon,<\/li><li>fewer flight connections from Corvera than from Alicante,<\/li><li>fewer services in foreign languages outside the golf developments and larger towns.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b08c787 fs-art elementor-widget elementor-widget-text-editor\" data-id=\"b08c787\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2>A home for yourself or an investment?<\/h2><p><strong>Year-round living<\/strong> is best planned in Cartagena, \u00c1guilas, San Javier, Los Alc\u00e1zares or San Pedro del Pinatar \u2013 there, schools, clinics and shops operate normally in winter. For retirees and remote workers, the mild winter is one of the region's main attractions.<\/p><p><strong>A second home<\/strong> works particularly well on the lagoon and in La Manga (summers with children) and in the golf resorts (spring, autumn and winter). It is worth being honest with yourself about when you will actually come \u2013 that determines whether a beachside apartment or a house on a golf development will suit you better.<\/p><p><strong>As an investment<\/strong> rental demand is clearly seasonal, with domestic tourists dominating in summer and guests from northern Europe in the golf resorts in winter. Holiday flats are subject to Murcia's regional rules and must be registered; since July 2025 a number from the national register (Real Decreto 1312\/2024) is also required, and in buildings with a community of owners \u2013 the consent of three-fifths of the owners (Ley Org\u00e1nica 1\/2025). Around the Mar Menor, the wooden balnearios on stilts and the early 20th-century summer villas of Santiago de la Ribera are characteristic. Low, whitewashed houses with patios dominate the towns, while in the countryside you will find traditional farmhouses surrounded by citrus groves.<\/p><p>Interiors suit a light, holiday-style minimalism: white, sand, the blue of the water, natural wood, wicker and linen. Cool stone or terracotta floors help on hot days, and shaded terraces, pergolas and reed matting are almost essential here.
