Mountains \u2013 the Sierra de las Nieves, the Sierra Blanca and the Montes de M\u00e1laga \u2013 shelter it from the north, while towns and resorts of very different character stretch along the sea.<\/p><p>Today M\u00e1laga is a lively city of culture, with the Picasso Museum, the Centre Pompidou, a revitalised port, a growing tech sector and beaches within the city limits. To the west lie Torremolinos, Benalm\u00e1dena and Fuengirola \u2013 densely built, practical towns that function all year round. Further on, Mijas pairs a white hillside village with seaside La Cala, and Marbella combines a historic centre with the luxurious Golden Mile, Nueva Andaluc\u00eda and Puerto Ban\u00fas. Estepona charms with its flower-filled lanes and new promenade, Benahav\u00eds with its mountain setting and gated villa estates, and Casares and Manilva with the quieter western end of the coast. Annual sunshine totals around 2,905 hours, with around 534 mm of rainfall, mostly in winter.<\/p><p>Winters are mild and sunny, although spells of rain between November and March can be heavy. Summers are hot, and a few times a year the terral arrives \u2013 a dry, hot wind from the mountains that can send temperatures in M\u00e1laga soaring. An apartment by a golf course or with sea views in Estepona, Mijas or Marbella is the classic choice.<\/p><p><strong>As an investment<\/strong> the region has a longer season than most of Spain, but holiday lets are increasingly tightly regulated. In Andalusia they must be entered in the register, and since 2024 municipalities have been able to limit new holiday flats (Decreto 31\/2024). On 23 August 2025 the City of M\u00e1laga suspended the creation of new viviendas de uso tur\u00edstico across the whole municipality \u2013 for a maximum of three years or until the urban plan (PGOU) is amended. The community of owners also has a say: since April 2025, a new holiday let in a block requires the consent of three-fifths of the owners (Ley Org\u00e1nica 1\/2025).
